St Modwen won planning permission for a 225,000 sq ft warehouse at its Stoke Central site, in Stoke-on-Trent.
The move comes as work moves ahead on a half-mile link road to connect the Wolstanton junction on the A500 with Festival Park and St Modwen Park Stoke Central. The road is due for completion next year.
Construction work on the warehouse is set to begin immediately.
The move is part of a surge of activity from the developer, ahead of its £1.2 billion takeover by New York-based investor Blackstone.
More than 1 million sq ft will be developed following planning consents for 227,000 sq ft in Gloucester, 115,572 sq ft in Newport Gwent, the final phases at St. Modwen Park Lincoln amounting to 459,440 sq ft, and in Worcester 80,000 sq ft at Broomhall.
In Birmingham, The Cofton Centre in Longbridge has been granted planning for a 155,000 sq ft unit available in autumn 2022.
