Permission granted for 388-acre development in Corby

The former industrial site is to be redeveloped for 4.35 million sq ft of warehousing by Mulberry Development.

This is Mulberry’s second large logistics scheme in the neighbourhood. The developer has let 2.5 million sq ft at the Midlands Logistics Park on the A41 near Corby, opposite the latest site. A plot suitable for a further 245,000 sq ft is available. The development is a joint venture with Frogmore.

Corby planners approved the new scheme despite an allocation of land to employment use in the existing strategy which stretches into the 2030s.

“The recent shift in national demand for 'big box' strategic distribution units, to facilitate the change in online consumer habits is well documented. It is recognized that there is limited site availability to meet the bespoke demand for such facilities, and Midlands Logistics Park has demonstrated Corby's competitive advantage in being successful in attracting this niche requirement,” a report to councillors said.

“Corby has a competitive advantage, which is the ability to provide very large units of over a million sq ft, making it one of a few competing locations in the country or the region that could capture such demand for retailers. Midland Logistics Park’s delivery already suggests that Corby have successfully captured the demand for this sector,” the report concluded.

Access into the new site will be from the A43 via a new roundabout
