Henry Boot Developments (HBD) is behind the plan for former factory site which became surplus to requirements in 2016.
The speculative development will see units up to 145,000 sq ft each.
Work on site could begin next year for completion in 2023. Planners approved an outline application in 2019 which allows for up to 500,000 sq ft on a 48-acre site.
The scheme, branded New Horizon, is close to junction 24 of the M1 motorway, south of Nottingham city centre.
