The 34 hectare site north east of Towcester town centre is close to the A43, junction 15 of the M1 and junction 10 of the M40.
The scheme is being promoted by IM Properties.
Planners have agreed to outline development proposals, and a nice spine road with access from the A43, in the light of new commitments on sustainability, lighting and landscaping, along with a new travel plan and additional details on HGV movements.
West Northamptonshire council will consider the proposals later this week.
