Plans have been submitted for two distribution units measuring 200,000 sq ft and 80,000 sq ft. The site is branded Aviator.
The news comes after Redsun speculatively developed a 125,000 sq ft industrial unit on the site, which was let to Survitec Group on a 20-year lease.
Nick Wightman, director at developer Redsun, said: “There’s a chronic shortage of good quality stock in the region and the quality of the product we’re delivering at Aviator, not forgetting its proximity to the motorway network, will make these buildings highly attractive to both occupiers and investors.”
Previously known as Hooton Park, Redsun purchased the 22-acre site from Homes England in 2017.
The industrial scheme forms parts of the Cheshire Science Corridor enterprise zone, meaning occupiers benefit from Enhanced Capital Allowances against their fit-out costs.
Legat Owen and Knight Frank are joint letting agents at the Aviator project.
The project team includes Fletcher Rae Architects, Quartz Project Services, Muir Associates and Crookes Walker Consulting.
