The 18-unit development at Lochfield Road, Aston will be completed early in 2022.
Urban Express Park has units ranging in size from 3,370 sq ft to 15,408 sq ft. One unit has been pre-let and the rest will be available on a leasehold basis from March 2022.
The site is close to Junction 6 of the M6 motorway.
The site is also outside the Birmingham Clean Air Zone which charges vans £8 a day and HGVs £50 a day to enter.
