Trebor Developments starting on site this month include the 409,000 sq ft Gateway 4 building at Dponcaster, a 70,000 sq ft warehouse ar Hortonwood Telford, two units totaling 115,000 sq ft at Doncaster airport and a five-unit scheme in Haverhill. The combined value is £100 million.
2020 is expected to see strong demand for logistics property.
Jason Print, partner at Gerald Eve Manchester, says the supply of large newly-built units is low because a high proportion of space under speculative construction has already been let prior to completion of work on site.
“It normally takes 12 to 18 months for a spec unit to secure planning and be built and with only a couple of spec schemes rumoured for 2020 we could easily get to a point in 6/9 months time in the North West where there are only a handful of spec units above 100,000 sq ft left and with very little in the pipeline there could well be a lengthy time gap in supply,” said Print.
