Legal & General Property is to fund a 162,500 sq ft speculative regional distribution centre in Thurrock.
The £25m deal will support development by Graftongate on 7.6 acre site at Barclay Way.
Construction is due for completion in November 2016.
The building will have 13m eaves high, cross loading, dock & level loading doors off a 53m-deep yard. A 17 MVA power supply has been reserved for specialist users such as data centre or cold store occupiers.
The site is close to the Dartford Crossing and within one mile of Junction 31 of the M25 motorway. West Thurrock is a well-established distribution location and has attracted blue chip occupiers such as DHL, Wincanton, Procter & Gamble and Unilever Best Foods.
James Whitehill, Senior Fund Manager at Legal & General Property, said: “This is an under-supplied prime distribution location and as such we are expecting significant occupier interest to drive value.”
CBRE, GVA Bilfinger and Altus Group have been appointed letting agents.
