Segro has doubled down on its plans for the Midlands big shed scene with the purchase of a 450-acre site next to Coventry airport.
The £400 million development already has planning consent for 3.7 million sq ft of logistics floorspace.
Segro is buying out its partners in the Gateway South project, Rigby Group and Roxhill, in a move that gives them control of one of just a handful of large well-placed Midlands sites with immediate development potential.
The site is just south of the city and the A45 with excellent access to a number of motorways including the M6, M69, M40 and M1.
The development will include investment to remediate the former sewage works and post-war landfill site, build new road and drainage infrastructure and create a 230-acre community park.

It’s well-connected, close to major population centres and it’s one of a small number of sites that can accommodate our long-term vision of creating a high-quality industrial and logistics park.”
The infrastructure and remediation works will begin this month and will be completed in early 2023, with the first occupation of the industrial and logistics park possible from this date.
This is Segro’s second large UK big box development and follows the acquisition of the 6 million sq ft East Midlands Gateway. The 700-acre development already attracted customers including Amazon, Nestle/XPO Logistics, Shop Direct, Kuehne+Nagel and Games Workshop.
