Swan Commercial Services, which is based in Essex, is a subsidiary of Swan Housing Association. Providing high quality modular homes for affordable and private housing, the company will use this new building to manufacture housing modules for on-site assembly.
“Our business is growing rapidly; we are delighted to have secured this new building,” said Geoff Pearce, Executive Director, Regeneration and Development at Swan. “The location suits us well as we are working with Basildon District Council on a large regeneration of the Craylands estate, now known as Beechwood. Furthermore, the layout and specification is ideally suited to our operational requirements and so will facilitate an efficient production process.”
Pearce added: “Initially we will produce up to eight homes a month under the NU build brand, which will enable us to deliver an exemplar scheme at Beechwood, bringing together the best of modern construction methods, contemporary design and 21st Century environmental performance.”
The unit, which has achieved BREEAM ‘Excellent’ accreditation and an EPC ‘A’ rating, was built speculatively and the lease was signed on completion. The first phase of Prologis Park Basildon was taken by Costa Coffee for its new Paradise Street coffee roastery, which will open in spring 2017 and the site is now fully occupied.
Prologis Park Basildon is close to the A127 and A13, which provide dual carriageway access to the M25 at Junctions 29 and 30/31.
“We are pleased that we have been able to meet Swan’s requirements and support its continuing success,” said Andrew Griffiths, managing director of Prologis UK. “We are also glad that Prologis Park Basildon is now complete. The development has regenerated the former Visteon factory site and the new occupiers are set to bring a wide variety of jobs to the local community.”
Glenny and CBRE acted for Prologis.
Prologis owns and manages approximately 23 million square feet of logistics and distribution space in the UK as of September 30, 2016.
