Liberty Property Trust and Stoford Developments have completed work on a 108,091sq ft speculative warehouse at Widnes.

The unit at Liberty Party unit, is the only fully serviced site of this size in the south Liverpool area.

There is scope for development of a further 350,000-400,000 sq ft with outline planning permission for B1, B2 and B8 uses. The site is at the heart of the proposed 3MG rail freight distribution zone

The accommodation provides 102,170 sq ft of warehousing with 5,920 sq ft of Grade A office space, a 64.5m service yard, 11 HGV parking spaces,89 car park spaces and an EPC rating of ‘A’ and a BREEAM rating of ‘Very Good’.

Andrew Blevins, UK managing director of Liberty Property Trust, said: “This is the only new-build unit over 50,000 sq ft in the area, and has superb access to the major road network, as well as being close to Jaguar Land Rover. There’s no doubt that this first phase of Liberty Park, Widnes, will help to kick-start further economic growth.”

Dan Gallagher, joint managing director of Stoford Developments, said: “The availability of speculative buildings is a key driver for attracting occupiers to this region and completing a high-quality development of this size will undoubtedly help to relieve the demand.”
