One of the largest mill complexes in Greater Manchester is on the market, as the supply of new North West warehousing space falls.
Davies Harrison Real Estate has been appointed as sole agents to market Vernon Works – a 340,493sq ft mill complex, which sits on a 5.52 acre site on High Barn Street in Royton, Oldham.
Data from Savills suggests that the pipeline of new North West logistics floorspace is limited. There are currently just two units being developed totalling 232,210 sq ft. The largest is Unit B at Aviator Business Park totalling 125,000 sq ft.
“This limited development pipeline could see average rents increase as continued demand limits the supply of smaller good quality units,” Savills said.
Vernon Works is located close to Royton Town Centre and Oldham Town Centre as well as Junction 20 of the M62 Trans Pennine Motorway.
“Vernon Works presents a rare freehold opportunity for this location and is ideal for owner occupiers or as a redevelopment opportunity for residential.
