Colchester-based developer Curzon De Vere is to develop 750,000 sq ft on a 37-acre site next to Orion Business Park, Great Blakenham.
Demand associated with the Port of Felixstowe is likely to see the development’s four larger units let rapidly on design-and-build contracts. A 155,000 sq ft unit is expected to be completed for the first occupier in spring 2017. The scheme has been approved by Mid Suffolk council.
The site has a dual carriageway link to junction 52 of the A14 to Felixstowe and the Midlands “Golden Traingle.”
Felixstowe handles 42 per cent of the UK’s containerised trade but until now this has had little impact on a mostly local and small-scale logistics property scene around Ipswich.
Savills are advising.
Observers say rents around £6-£6.50 a sq ft are anticipated.
