Downton has taken a 20-year lease with developer Howard Tenens.
The 169,500 sq ft Bristol Gateway unit was completed in April and features 20 dock leveller loading doors, office space based over two storeys, a viewing platform overlooking the entire warehouse and a large yard.
The deal could kick-start a second 467,000 sq ft unit on the adjoining site. Planners have already given the scheme a green light.
