Developers prep for shed showdown on Merseyside.

Plans for a 110,000 sq ft speculative warehouse development in Knowsley mean direct competition other sites.

The announcement means competition with Peel Holdings, who have stepped up marketing of their nearby 700,000 sq ft  Knowsley 700 scheme at Knowsley business park.

Now New Capital Knowsley say work on the Venus 110 development  at the entrance to Knowsley Industrial Park will be completed in April 2015.

It will provide a detached highbay distribution facility of 110,000 sq ft on a site of 6.5 acres. Built to the highest specification it will have 13m to the underside of haunch, extensive dock and level access loading, 10,000 sq ft of two storey offices and will be constructed to BREEAM excellence.

Howard George, partner at B8 Real Estate and advisor to the developers, said:
“The North West has a severe shortage of new distribution facilities.  Take-up in this sector over the last 3 years has been at record levels with now not a single building of over 100,000 sq ft in the prime North West core from Liverpool to Manchester. The completion of this building will provide much needed accommodation for companies not having time to wait for a ‘Design & Build’ option.”

Venus 110 was funded by just over £1m of European Regional Development Fund support.
