Cold store specialist heats up London logistics market

A former Thames estuary oil refinery is to be redeveloped as a 415-acre logistics superhub that could challenge to DP World’s London Gateway.

The site of the former Coryton oil refinery 33 miles from the capital was purchased by a joint venture including Greenergy, the UK’s largest fuel supplier, and is now being developed by cold store specialiast iSec in partnership with Greenergy.

Together iSec and Greenergy plan to develop a 415-acre/4 million sq ft. “Superhub” on the former oil refinery site with a specialist focus on food distribution and energy. The sectors compliment neighbouring facilities at Thames Oilport and London Gateway.

A first phase of 100-acres is already cleared and plots at the Thames Enterprise Park could be on the market by this time next year. Occupiers are already talking, said Mike Foster, development director at iSec.

An outline planning application for the remainder of the site is likely to be submitted in December, with a consent anticipated in summer 2018. This will allow the first development plots to be ready by early 2019.

The multi-modal development will include a railfreight interchange, river access, as well as road links to central London.

iSec, the industrial development arm of Marcol, is already the country’s largest owner of cold stores, and sees a clear strategy of locating “clusters” of food manufacturers and distributors in one dedicated Food Hub close to London.

Forster said: “The scale of the development will allow food distributors and manufacturers to locate in “clusters”, enabling more efficient supply chains directly into London and more widely. This gives potential for cost and energy reduction in a sector that is sometimes resource inefficient and in need of increased automation.”
