CBRE demystifies the Golden Triangle debate

Industrial property research analysts CBRE clarified the meaning of the Golden Triangle in our upcoming episode of The Logistics Podcast’s SHD Logistics Conference event preview, and what impact this term has for warehouse operators and decision makers.

Of the mystique surrounding the location of where the Golden Triangle actually resides, CBRE Head of Industrial & Logistics Strategy Jonathan Compton told SHD Logistics: “I think it is fair to say that the accepted geographical position of the Golden Triangle is an area that extends between Northampton, Birmingham and Leicester. It includes the prime logistics parks dotted along the M1 from J15 up to J24 and along the M6 in Birmingham.”

Compton sights how retail logistics is taken on a whole level of importance, with its research indicating that this sector now accounts for around 50% in total in terms of take-up, with online retail contributing around a third and traditional retail 14%. This plethora in take-up means retailers have to think more carefully where they position the warehouses to conveniently reach its stores and fulfil online orders.



“Approximately 85% of the UK’s population can be reached within four and a half hour’s drive time by an HGV. And that is critical as that is the limit HGV drivers can drive before having to take a break. They are allowed a maximum of nine hours’ driving per day,” said Compton.

“We have always paid significant interest to the East Midlands. Its central geographical position has made the East Midlands the powerhouse of the UK’s logistics market. In the first six months of 2018 it accounted for around 40% of all the UK’s take-up. This comprised just under 7 million sq ft  within 14 large warehouses.”
