Amazon accounted for a quarter of all UK warehouse take-up during summer 2015 as the internet retailer booms.
The figures, revealed by surveyor Savills, showed Amazon took 26% of warehouse floorspace let in the third quarter of 2015.
Its figures reveal a mixed picture. UK warehouse take-up in 2015 has already reached 17.5 million sq ft – almost 1 million sq ft above normal for the first nine months of the year.
However, Savills says the pace of deal-making has slowed since March. Its data shows that mid-sized warehouses – under 200,000 sq ft – are accounting for an unusually small proportion of the market this year, accounting for the slow-down.
Savills expects this part of the market to swiftly rebound in early 2016 when a number of speculative units are delivered.
The firm is currently tracking 7.9 million sq ft (734,000 sq m) of speculative development due for delivery in Q4 2015 and into 2016 across 39 separate schemes.
